Bookrail — direct holiday-let booking network
Bookrail is a discovery and booking-request network, operated by Bookrail Ltd (company number SC898356). A booking request made through Bookrail is not a confirmed booking: each property owner personally reviews and approves or declines every request. A booking is only confirmed once the property owner approves and the guest pays the deposit via Stripe. We do not guarantee that any request will be approved.
Any accommodation contract is between the guest and the individual property owner, subject to that property's own terms. Bookrail is not a party to that accommodation contract and is not the seller of the accommodation — we provide the discovery, booking-request, and payment-facilitation service that connects guest and owner directly.
Deposits are taken via Stripe hosted Checkout after owner approval, in GBP, at the amount shown at quote time before you submit a request. Balance payment, cancellation, and refund terms are set by the individual property, not by Bookrail — the owner communicates these directly to the guest. Bookrail does not hold, set, or guarantee any refund.
Booking requests must be genuine. To protect the system for everyone, read requests are rate-limited (60 per hour per IP address) and booking requests are limited to 3 per day per IP address, alongside automated spam-prevention checks. We may block requests that appear automated, abusive, or made in bad faith.
Bookrail provides the discovery and booking-request service on an "as is" basis. We are not responsible for the condition, safety, legality, or fitness of any property, nor for a property owner's decision to approve, decline, or cancel a booking. To the fullest extent permitted by law, Bookrail's liability arising from your use of this service is limited to the value of any deposit paid through the service. Nothing in these terms excludes or limits liability that cannot lawfully be excluded, such as for fraud or for death or personal injury caused by negligence.
